Residential Property Tax

Property taxes are based on the property tax rate and assessed value.

  • The property tax rate is set by the Board of Assessors each November/December based on a set formula from the Massachusetts Department of Revenue (DOR). This formula incorporates factors such as the town budget, Proposition 2 ½ overrides and additional monies needed for tax abatements.
  • Assessed property values are set by the Board of Assessors each November/December based on best practices and Department of Revenue regulations. The value on your 2018 tax bill is the current estimated fair market value. Factors in determining property tax values include market rate variations and changes to the property condition.

How are property  assessments reviewed?

Every five years, assessors must have their proposed values reviewed and certified by the Massachusetts Department of Revenue (DOR) as meeting legal standards of full and fair cash value. Values for the four years between this certification must also meet legal standards, but they are not certified by DOR.

Assessors in communities not scheduled for certification must submit an“Interim Year Adjustment Report” whether or not any valuation adjustments were made.

How do I see the detailed assessment for my property?

The Assessor’s office maintains a “Property Card” for each property in West Boylston. This card contains detailed information about the land and structures on the property. You may obtain your property card from the Assessor’s office or via the town GIS website.
 

What if there is an error in the assessment on my home?

You may apply for a tax abatement if your property is: overvalued (assessed value is more than fair cash value on January 1), disproportionately assessed in comparison with other properties, classified incorrectly, or partially or fully exempt.

Applications for a property tax abatement must be filed with the Board of Assessor on or before February 1st or 30 days from the mailing of the January 1 tax bill.
